How this amortization schedule calculator works

How a schedule is built

Each month, interest is charged on the outstanding balance at one twelfth of the annual rate. The scheduled payment is fixed, so the interest is subtracted first and everything left over reduces the principal.

That is why the interest column shrinks and the principal column grows from row to row even though the payment never changes.

Extra payments change the tail of the schedule

Every extra dollar of principal removes all future interest on that dollar. Adding a modest monthly extra at the start of a 30-year loan typically removes years from the term, and the schedule shortens at the end rather than the beginning.

The calculator applies extra payments after the scheduled payment each month, so the balance falls sooner and the loan finishes earlier.

Frequently asked questions

What does amortization actually mean?

Amortization is the process of paying off a debt with regular payments that cover both interest and principal. The loan is fully amortized when the final scheduled payment clears the remaining balance.

Why does so little of my early payment reduce the balance?

Because interest is charged on the balance, and the balance is largest at the start. On a $320,000 loan at 6.5%, month one charges about $1,733 of interest, so only a small part of a $2,023 payment touches the principal. The pattern flips in the second half of the term.

How much does an extra payment help?

It depends on when you pay it. Extra principal early in the loan saves interest for every remaining month, so it is worth far more in year one than in year twenty. The mortgage payoff calculator quantifies the saving for a given extra amount.

Do lenders use exactly this schedule?

The maths is the same, but real statements can differ slightly because of payment timing, escrow amounts, rounding conventions and fees. Use this schedule to understand the shape of the loan, and the lender statement for the exact figures.

Can I export the schedule?

Does the schedule work for a biweekly payment plan?

Not directly. A biweekly plan makes 26 half-payments a year, which is equivalent to 13 monthly payments. Set the extra payment to one twelfth of your monthly payment to model the same effect on this monthly schedule.

  • Interest is charged monthly on the outstanding balance at annual rate ÷ 12, the convention used by US and most Commonwealth lenders.
  • Balances are carried at full precision and rounded for display, so the totals reconcile with the printed rows.
